Setbacks are the minimum distance a structure must keep from plot boundaries. These vary by sector and plot category, and they directly reduce the usable footprint of your build.
Floor area ratio determines how much covered area you can build relative to plot size, factoring in the number of floors permitted. A 10-marla plot doesn't automatically mean 10 marlas of usable covered space.
